Frequently asked questions about cement urethane flooring systems…

Is an epoxy or a urethane cement floor resurfacer better in high heat conditions such as beneath ovens and under hot racks placed on the floor than over exposed hot oil?

Whenever you have any differential and temperature change, the best system to use is a urethane cement based system because epoxy floor coatings cannot accommodate that radical temperature change.

In food processing areas, particularly under ovens, there will be the presence of high heat. That’s where the urethane cements are used. That’s where the money is spent.

Concrete floors exposed to high heat are much better suited for a urethane cement application than an epoxy floor coating because the urethane cement mortar is permeable, which means they can breathe. Epoxy floor coatings are non permeable. Since epoxies are from the plastic family, they don’t breathe.

Cementitious Urethane Mortar Breathes Like Concrete

So when you have a radical temperature change, the urethane cement floor coating is going to inhale and exhale, just like the concrete slab underneath it. For the outlying areas of a facility such as staging areas, shipping and receiving areas, and dry good storage areas, an epoxy floor coating system can be used for overall cost savings.

But if there is an elevated moisture issue in the entire slab, where there isn’t exposure to temperature extremes, a double broadcast urethane cement should be used to try to combat moisture in the slab.

Cement urethane resurfacers always outperform epoxy floor coatings in moisture compromised floor slabs. Always perform a moisture test and be guided by the obtained results.

If there is a moisture issue on the concrete slab in the processing floor area, you would still use urethane cement, but instead of using a trowel down urethane cement at a quarter to half an inch, you might bring that down to an eighth of an inch double broadcast in other areas and still have adequate protection. Again, always let moisture test results be your guide.
